Estoppel Request

To request an estoppel letter certificate, please contact:

For Estoppel request, please send payment in the form of a company check or money order (no personal checks) in the amount of $299.00 payable to Neighborhood Property Management, Inc. and mail to the address listed below.

Please be aware that the completion of your Estoppel request can delay 10 business days. However, should you wish to place a RUSH on your request, the fee is $418 which will take 3 business days to process.

If a delinquent amount is owed to the association an additional estoppels certificate fee of $179.00 payable to Neighborhood Property Management is due at closing. This is also true for condo questionnaire. (The regular fee is $250.00 and rush services are $350.00.) If the unit has been referred to the association collection attorney (and attorney will be providing separate payoff information), the estoppel certificate will have a fee of $150.00.

Payment can only be made in form of title or attorney company check, money order, or cashier check, personal checks or credit card will not be accepted. Request is not complete unless accompanied by prepayment of the fee.

Effective January 1st, 2022 all homeowners must do a new registration for all payments

Our goal is to implement the decisions of the board of directors and to administer the services, programs and operations of the community association within the policies and guidelines established by the board of directors.

Assistance to the Board

The Manager will provide administrative support services to the Board of Directors, by notifying the Community of all Board of Directors meetings, circulating minutes of the preceding meetings, as well as Board members responsibilities and obligations.
